Zoning By-law Amendment
File Number: ZBA-06-2023Subject Lands: 6804 County Road 8
Purpose: The applicant proposes to develop the site into a Group Home and intends to construct an addition to the main building and a parking lot in the front yard. As such, they are applying for a site-specific zoning by-law amendment to permit a Group Home on the property. Also, the main building will require relief from the rear yard setback where the required setback is 7.5 m and the proposed is 5.7 m. The existing building has a rear yard setback of 4.4 m that is not currently recognized in the zoning by-law and both reduced setbacks will be established in the site-specific amendment. Per the site plan attached all other aspects of the site appear to follow the zoning by-law. Following approval from Council for the zoning amendment, the applicant will file an application for Site Plan Control.
Council Meeting: Tuesday May 30th, 2023, at 6:00 PM, or as practical thereafter.
Meeting Location: This will be a hybrid meeting with limited in person attendance at Town Hall. TAKE NOTICE that Council will consider an amendment to Lakeshore Zoning By-law 2-2012, as amended (File: ZBA-06-2023), under Section 34 of the Planning Act, R.S.O.1990, c.P.13.

ANY PERSON may make written representation in support of or in opposition to the proposed amendment. Written submission regarding the proposed application can be made to the attention of Kristina Brcic, Team Leader – Development Approvals, Municipality of Lakeshore, Developmental Services Office, 419 Notre Dame Street, Belle River, Ontario, N0R 1A0, or email planning@lakeshore.ca. Any person looking to make a verbal submission must register to speak at Lakeshore.ca/Delegations.
IF YOU WISH TO BE NOTIFIED OF THE DECISION of the Municipality of Lakeshore on the proposed Zoning By-law amendment (ZBA-06-2023), you must make a written request to the attention of Kristina Brcic, Team Leader – Development Approvals, Municipality of Lakeshore, 419 Notre Dame Street, Belle River, Ontario, N0R 1A0, or email planning@lakeshore.ca.
IF A PERSON OR PUBLIC BODY would otherwise have an ability to appeal the decision of the Municipality of Lakeshore to the Local Planning Appeal Tribunal but the person or public body does not make oral submissions at a public meeting or make written submissions to the Municipal Clerk of the Municipality of Lakeshore before the proposed Zoning By-law Amendment is passed, the person or public body is not entitled to appeal the decision.
IF A PERSON OR PUBLIC BODY does not make oral submissions at a public meeting or make written submissions to the Municipal Clerk of the Municipality of Lakeshore before the proposed Zoning By-law Amendment is passed, the person or public body may not be added as a party to the hearing of an appeal before the Local Planning Appeal Tribunal unless, in the opinion of the Tribunal, there are reasonable grounds to add the person or public body as a party.
