Zoning By-law Amendment – Holding Removal
File Number: ZBA-07-2023
Subject Lands: 347 Renaud Line Road
Purpose: The subject property located at 347 Renaud Line Rd was rezoned to “Residential – Medium Density (R2)(h4)” to support the development of thirty-seven (37) lots for single detached residential dwellings, and thirty-five (35) lots for semi-detached residential units. The subject lands were placed under a “h” holding symbol until a subdivision agreement was executed by the municipality and the development received final approval by the County of Essex.
The applicants are proposing to remove the Holding Symbol (h4) from 347 Renaud Line from “Residential – Medium Density (R2)(h4)” to “Residential – Medium Density (R2)” as a subdivision agreement was executed between the developer and the Municipality on January 16, 2023, and has received conditional approval from the County of Essex for the Draft Plan of Subdivision.
Council Meeting: Tuesday March 21st, 2023 at 6:00 PM, or as practical thereafter
Council Location: This will be a hybrid meeting with limited in person attendance at Town Hall. Take Notice that Council will consider an amendment to Lakeshore Zoning By- law 2-2012, as amended (File: ZBA-07-2023), under Section 34 & 36 of the Planning Act, R.S.O.1990, c.P.13.

Any Person may make written representation in support of or in opposition to the proposed amendment. Any person looking to make a verbal submission must register to speak at Lakeshore.ca/Delegations.
If you wish to be notified of the decision of the Municipality of Lakeshore on the proposed applications, you must make a written request to the attention of Aaron Hair, MCIP, RRP, Municipality of Lakeshore, Community Planning Office, 419 Notre Dame Street, Belle River, Ontario, N0R 1A0, or email planning@lakeshore.ca.
If A Person Or Public Body would otherwise have an ability to appeal the decision of the Municipality of Lakeshore to the Local Planning Appeal Tribunal but the person or public body does not make oral submissions at a public meeting or make written submissions to the Municipal Clerk of the Municipality of Lakeshore before the proposed Zoning By-law Amendment is passed, the person or public body is not entitled to appeal the decision.
If A Person Or Public Body does not make oral submissions at a public meeting or make written submissions to the Municipal Clerk of the Municipality of Lakeshore before the proposed Zoning By-law Amendment is passed, the person or public body may not be added as a party to the hearing of an appeal before the Local Planning Appeal Tribunal unless, in the opinion of the Tribunal, there are reasonable grounds to add the person or public body as a party.
