Subject Lands: 216, 218, 222 & 236 Renaud Line Rd and 1303 County Rd 22
Purpose: Currently, all of 216, 222 & 236 Renaud Line Rd and 1303 County Rd 22 are under the same ownership. At the February 15, 2023 Committee of Adjustment meeting, the owner has applied to have the rear portion of 218 Renaud Line Rd, under consent file B-01-2023, to be added to the abutting parcel, 1303 County Rd 22, as a lot addition.
The Zoning By-law Amendment application ZBA-16-2022 includes placing the lands, highlighted in red on the sketch attached, being a portion of 218 Renaud Line Rd and 1303 County Rd 22, all of 222 and 236 Renaud Line Rd into a holding symbol since these lands are currently vacant and do not have any development proposals.
216 Renaud Line Rd is subject is approximately 0.26 hectares in area with frontage along Renaud Line Rd, highlighted in green on the sketch attached. The property previously contained a single-family home and accessory structures that have been demolished, leaving the property currently vacant. The owner also owns the property to the north, 1303 County Rd 22, known as the Med Arts Plaza. As a result, the owner has applied to the Committee of Adjustment for a consent cancellation for the subject property to merge 216 Renaud Line Rd with 1303 County Rd 22 at the January 25, 2023 meeting. The owner proposes to construct a new commercial building over the lands currently known as 216 Renaud Line Rd, but first must amend both the Official Plan designation from Residential to Mixed Use, and the Zoning from Residential (R1) to Mixed Use – Exception 27 (MU-27), to match with 1303 County Rd 22. The Official Plan amendment will be presented as OPA-19.
Council Meeting: Tuesday February 28th, 2023, at 6:00 PM, or as practical thereafter

Take Notice that Council will consider an amendment to Lakeshore Official Plan and Lakeshore Zoning By- law 2-2012, as amended, under Section 22 and 34 of the Planning Act, R.S.O.1990, c.P.13.

If A Person Or Public Body would otherwise have an ability to appeal the decision of the Municipality of Lakeshore to the Local Planning Appeal Tribunal but the person or public body does not make oral submissions at a public meeting or make written submissions to the Municipal Clerk of the Municipality of Lakeshore before the proposed Official Plan and Zoning By-law Amendment is passed, the person or public body is not entitled to appeal the decision.
If A Person Or Public Body does not make oral submissions at a public meeting or make written submissions to the Municipal Clerk of the Municipality of Lakeshore before the proposed Official Plan and Zoning By-law Amendment is passed, the person or public body may not be added as a party to the hearing of an appeal before the Local Planning Appeal Tribunal unless, in the opinion of the Tribunal, there are reasonable grounds to add the person or public body as a party.
